Civil Contracting Companies in Bahrain

Handyman Services carries out civil and structural works alongside its interior fit-out contracts and as standalone packages. Clients comparing civil contracting companies bahrain often need the structural stage and the fit-out held by the same party, because the handover between a civil contractor and a fit-out contractor is where levels, tolerances and services provisions are most often lost.

The scope, itemised.

  • Strip-out and soft demolition of existing interiors
  • Structural alterations, openings and reinforcement
  • Blockwork, plastering and rendering
  • Screeding, floor levelling and substrate preparation
  • Waterproofing and tanking to wet areas and roofs
  • Mezzanine floors and maintenance platforms
  • Steel framing, canopies and shade structures
  • External works, kerbs, paving and drainage
  • Concrete works, plinths and equipment bases
  • Making good, protection and preparation for fit-out

Strip-out is where the surprises are

Removing an existing interior is the stage that determines whether the rest of the programme holds, because it is the point at which the building tells you what is actually there. Services that are not on any drawing, structural elements that were built differently from the record, asbestos-containing materials in older stock, and floor levels that vary across a supposedly flat slab all appear during strip-out. We survey before demolition rather than during it, isolate services properly, and report what we find in writing before continuing, because the alternative is a variation raised after the fact.

  • Pre-demolition survey and services isolation
  • Existing structure verified against record drawings
  • Findings reported in writing before work continues
  • Controlled removal, segregation and disposal of waste

Structural alterations and openings

Forming a new opening, removing a section of wall or adding load to an existing slab is engineering work, not construction preference. It requires a structural engineer's design, appropriate temporary support during the works, and in most cases authority approval before anything is cut. We coordinate the engineer's design and the approvals as part of the package. Where a client's layout depends on an opening that turns out not to be feasible, it is far better to know at design stage than after the fit-out has been priced around it.

  • Engineer-designed openings and reinforcement
  • Temporary propping and support during alteration
  • Authority approval obtained before structural work begins
  • Feasibility confirmed at design stage, not on site

Levels, screeds and waterproofing

Floor level is one of the most consequential things in a fit-out and one of the least discussed. A slab that varies by 20mm across a retail unit will show in every long run of flooring, and it cannot be corrected once tiling has started. Wet areas need falls to drainage that the finished floor must accommodate, and waterproofing beneath them has to be continuous, lapped correctly at upstands, and tested before it is covered. Water that appears in the tenancy below six months after opening is almost always a detail that was rushed at this stage.

  • Slab levels surveyed and screeds designed to correct them
  • Falls to drainage set before finishes are ordered
  • Continuous tanking with correctly lapped upstands
  • Waterproofing tested before being covered

Mezzanines, platforms and steel elements

Additional floor area within an existing volume — a mezzanine for storage, a platform for plant, a raised display area — is a common requirement in retail and industrial premises and one that carries structural and regulatory obligations. Loading has to be designed and the supporting structure verified, means of escape reassessed, and fire protection to the steel provided where required. We have also handled the logistics end of heavy installation, including a one-tonne, three-metre tower installed at the Bahrain Exhibition Centre.

  • Designed mezzanine floors and maintenance platforms
  • Structural steel fabrication, delivery and erection
  • Fire protection to structural steel where required
  • Heavy and oversized item logistics, rigging and installation

What clients ask us first.

Do you take on civil works without the fit-out?

Yes. We deliver strip-out, structural alterations, blockwork, screeding and waterproofing as standalone packages, as well as within our own turnkey contracts. Where the fit-out is held by another contractor we agree the handover standard in writing — levels, tolerances, services provisions and making good — because that interface is where most disputes between civil and fit-out contractors originate.

Can you form new openings in existing structure?

Yes, with a structural engineer's design, appropriate temporary support and authority approval before any cutting begins. We arrange the engineering and the approvals as part of the package. If a proposed opening turns out not to be feasible, that is something to establish at design stage rather than after the layout has been committed.

What does strip-out involve?

Isolating and removing existing services, taking out partitions, ceilings, floor finishes and joinery, and returning the space to a condition ready for new construction. We survey first and report what we find in writing — undocumented services and structure that differs from the record drawings are common in older stock and both affect the programme.

Do you carry out waterproofing?

Yes, to wet areas, kitchens, plant rooms and roofs. Continuity is what matters: correctly lapped upstands, sealed penetrations, and testing before the waterproofing is covered. Leaks discovered after handover are almost always a detail at an upstand or a penetration rather than a failure of the membrane itself.

Can you build a mezzanine floor?

Yes, as a designed structure with verified loading, appropriate fire protection to the steel where required, and reassessment of escape routes. A mezzanine changes the fire strategy of a space, so it needs Civil Defence consideration rather than being treated as an internal alteration.
