Large-format retail fit-out at Bahrain City Centre
Complete interior fit-out including civil, MEP, glass and joinery installation. Fifteen hundred square metres at Bahrain City Centre, delivered over seventy-eight days — the largest retail fit-out in our portfolio.
The constraint — brand-supplied material arriving three weeks late from the United States
Everything that defines a store of this kind — the fixtures, the display systems, the finishes that carry the brand — was supplied by the client and shipped from the United States. It arrived more than three weeks behind the programme. On a fixed opening that is not a delay you can sequence around, because the late items are the last ones installed and there is nothing to bring forward in their place.
How we solved it — night shifts, and engineering coordination to hold the brand standard
We moved to night working to recover the lost weeks, and put a great deal of effort into engineering coordination so that what was built matched the brand's own standards precisely. An international retailer's guidelines are exact about dimension, alignment and finish, and a store that opens late is a problem while a store that opens wrong is a bigger one. We handed over on time.
What this means for a retail fit-out
Where the client supplies the fixtures, the contractor's programme depends on a shipment they do not control. The useful question at tender is not how quickly the work can be done but what happens when the container is late — and the answer has to be resourcing that was planned for, not a variation raised in the final fortnight.
