Most of what goes wrong with air conditioning in a commercial space is not the equipment, it is the balance. A system with enough cooling capacity but no fresh air provision produces a room that is cold and stale. A kitchen with a powerful extract hood and no make-up air pulls conditioned air out of the dining room and puts the whole tenancy into negative pressure, which is why the front door becomes hard to open and why smells travel. We size and commission supply, fresh air and extraction as one system, and we test it before handover rather than leaving it to be discovered in the first week of trading.

Electrical and ELV
Electrical work in a commercial fit-out divides into what the inspector checks and what the occupier notices, and both need to be right. The first is distribution, protection, earthing, containment and certification. The second is whether there is power where the furniture actually went, whether the lighting is at a sensible temperature, and whether the data points serve the desks that exist rather than the desks that were drawn. We coordinate electrical layouts against the final furniture plan before first fix, because moving a floor box after the screed is poured is expensive and moving a desk to suit a floor box is worse.

This is the part of an MEP package that decides whether a business opens on time, and it is the part almost no competitor in this market writes about publicly. Civil Defence approval covers the fire strategy, detection and alarm, suppression, emergency lighting and escape routes, and it is granted against drawings submitted through approved consultants — not against what is built on site. The two have to match. We prepare and submit these drawings as part of our scope, attend the inspection, and close out the comments, because a project that reaches practical completion without this approval has not reached anything at all.

Plumbing, drainage and LPG
Drainage is decided by gravity and by the position of the existing connection, and neither negotiates. In fit-out work the recurring problem is a proposed wash-up or WC position that cannot achieve the fall to the available connection without raising a floor nobody wants raised. We check this at survey rather than at first fix. Grease interception for food premises, water heating provision, and LPG piping where gas cooking is used all sit in the same package, with LPG in particular requiring its own approvals and testing.

Do you carry out MEP as a standalone package?
Yes. We deliver MEP within our own turnkey fit-out contracts and as a separate package for clients whose construction is held by another contractor or who are extending an existing installation. In the second case we survey the existing system first, because connecting new work to an undersized or non-compliant installation transfers a problem rather than solving one.
Can you obtain Civil Defence approval?
We prepare and submit fire strategy and MEP drawings through approved consultants, attend the inspection and close out the comments. The approval itself is issued by the authority, not by us — anyone claiming to guarantee it is overstating their position. What we take responsibility for is that the submission is correct, that the installation matches the approved drawings, and that comments are resolved promptly.
Why does my restaurant need make-up air as well as extract?
Because an extract hood removes a large volume of air and that air has to be replaced. Without make-up air the space goes into negative pressure: doors become hard to open, cooking smells are pulled into the dining area, and the air conditioning works against the extract system. It is one of the most common faults we find in existing food premises and it is far cheaper to design correctly than to correct later.
Do you provide commissioning and testing records?
Yes. Air balancing figures, electrical test certificates, pressure test records, fire alarm commissioning and as-built drawings are handed over as a condition of completion. These documents are also what an authority or an incoming maintenance contractor will ask for, so they are worth having in order.
