The constraint — a forty-five day handover date carrying a penalty
A date with a penalty attached changes how a programme is planned. There is no version of the schedule where the last week absorbs a problem, so the float has to exist earlier or it does not exist at all.
How we solved it — night-shift fit-out inside a trading centre
The centre permits fit-out work only outside trading hours, so the whole project ran at night — deliveries, noisy trades, inspections and all. Client-supplied material then arrived a week later than planned, which on a forty-five day programme is a substantial proportion of the time available. We recovered it by putting on additional shifts rather than by asking for the date to move, which is what the penalty clause existed to prevent.
What this means for a restaurant fit-out
City Centre also runs one of the more demanding approval and inspection regimes in the Kingdom, and the administrative side of a project there is a real workload rather than a formality. Knowing which inspections are required, and having the documentation ready before they are asked for, is the difference between a fit-out that finishes on time and one that waits.
