The constraint — new kitchen drainage through an existing mall structure
The Baker & Spice kitchen was the first phase, and the drainage for it was the hardest technical problem on the project. Taking new kitchen drainage through an existing mall structure is constrained by falls, by routes and by what the building will permit, and the answer is rarely available on a drawing. It came out of a sustained conversation with mall management rather than a single request — several proposals, several rejections, and eventually a route that worked for the centre and for the kitchen.
How we solved it — building to the site as found rather than to the drawing
The interior design drawings we received did not align in every respect with the conditions we found on site, which is ordinary on a refurbishment. Rather than build to a drawing we knew would not work, we produced technical proposals against the actual conditions and had them approved before execution. That is slower on paper and considerably faster in practice.
What this means for a restaurant fit-out
The second phase ran through July, August and September. External works fall under the summer working ban during those months, so that scope moved to night shift. Two phases, two handovers, one programme — and the first phase trading while the second was still being built.
