The constraint — a mall opening date that applied to every tenant at once
A mall opening date is not a project date. It is set by the centre, it applies to every tenant at once, and it does not move because one fit-out needs longer — a unit that is not ready simply opens late into a mall that is already trading.
How we solved it — rebuilding the sequence around decisions that came late
Design decisions on this one were settled later than the original programme assumed, which compressed the construction window rather than extending the deadline. We rebuilt the sequence around what had been confirmed, increased the labour on site and added shifts through the final period.
What this means for a retail fit-out
The store opened with the mall. For a retailer taking space in a new centre, that is the only measure that counts, and it is worth agreeing at tender how a contractor intends to protect it when decisions run late — because on a mall opening, they usually do.
