The constraint — long-lead procurement against a handover date that could not move

Two things ran in parallel and both had to work. The first was procurement: a specification of this kind depends on imported items with long lead times, and a single shipment arriving late is enough to lose the date. We tracked every order from placement to arrival rather than waiting to be told, because by the time a supplier volunteers that something has slipped, the float is already gone.

How we solved it — three shifts, and night work in an occupied Seef tower

The second was the building itself. The tower was occupied and trading, so drilling, demolition and anything else that carries through a structure was confined to the night. That left the quiet trades for the day and the noisy ones for a narrow window after hours, which is a sequencing problem before it is a labour one.

What this means for an office fit-out

To hold the date under those conditions we ran three shifts. That is a decision taken at the start of a programme, not a rescue halfway through — night work has to be priced, manned and supervised from day one, and a contractor who raises it as a variation in week six was never planning to make the date. The office was handed over on the day it was promised.
