Office fit-out in NBB Tower, Manama
Complete interior fit-out works including joinery & metal works. Sixteen hundred square metres of head office at NBB Tower in Manama, refurbished over seventy-five days in the early period after COVID, when site health and safety requirements were at their most stringent.
The constraint — a head office refurbishment under post-COVID site restrictions
That timing changed how the job was run. Distancing, screening and access control applied to every trade on site, and they reduce the number of people who can work in a space at once — which on a fixed programme means the work has to be sequenced more finely rather than resourced more heavily.
How we solved it — every material approved by mock-up before it was procured
The project carried a full consultant team, and every detail and every material was approved by mock-up or sample before procurement or installation. We are comfortable with that. It front-loads the effort into drawings and samples, and it removes the arguments that otherwise arrive at handover, when they are expensive.
What this means for an office fit-out
The other floors of the tower stayed occupied throughout, so the majority of the works ran on night shift. A head office refurbishment in a live building is as much a coordination exercise as a construction one: building management, security, the client's own staff and the other trades all have a claim on the same access, and holding the programme means holding all of it together.
