The constraint — fixtures arriving late, and arriving used
The fixtures came from the client's own stock in Dubai rather than from a manufacturer, which changes the job in two ways. The shipment arrived later than the programme allowed, and the furniture needed refurbishing before it could be installed — pieces that have already had a working life do not arrive ready to go back on a shopfloor.
How we solved it — a refurbishment and an installation inside one window
So a scope that had been priced as an installation became a refurbishment and an installation, inside the original window. We took the refurbishment on ourselves and increased the labour to hold the date.
What this means for a retail fit-out
Reusing fixtures across a retail estate is sound practice and considerably cheaper than re-manufacturing. It is worth allowing for the refurbishment in the programme rather than the contingency, because the condition of what arrives is not known until it is unpacked.
