The constraint — kitchen services for heavy equipment and a live pizza oven

The kitchen drove the engineering. Heavy cooking equipment and a live pizza oven make the mechanical, electrical and plumbing design far more demanding than the floor area suggests — extraction, gas, power loads, make-up air and fire protection all have to be resolved together, and the oven in particular sets requirements that the rest of the kitchen then has to work around. Most of the technical effort on this project went into that room.

How we solved it — night deliveries in Adliya, through a Bahraini summer

Adliya is a prime location with the access problems that come with one. Parking is limited and daytime deliveries were not practical, so materials came in at night across the whole programme. That is manageable when it is planned for and disruptive when it is discovered in week two.

What this means for a restaurant fit-out

The build ran through July and August, when heat and humidity affect not only the people on site but the materials — curing times, adhesives, paint and joinery all behave differently in those months, and a programme written for winter conditions will not survive them. We planned for it and handed over on the committed date.
