The constraint — a kitchen extension with nowhere obvious for the services
The project involved extending the existing restaurant, and the kitchen was the difficult part. Routing the exhaust, the fresh air supply and the drainage through a building that was never designed for them is the constraint that decides everything else — the ceiling, the layout and the sequence all follow from where the services can physically go.
How we solved it — resolving the routes on paper before starting on site
We spent a long period planning precisely so that those conflicts were settled before work began rather than discovered during it. The planning held. Despite the time it absorbed at the front of the programme, the full interior refurbishment was completed in sixty days.
What this means for a restaurant fit-out
In F&B the kitchen services decide the programme, not the dining room. Where an extension is involved, resolving the extract and drainage routes first is slower on paper and very much faster in practice — the alternative is rebuilding a finished ceiling.
