Interior Fit-Out Contractors in Seef
Seef is Bahrain's commercial core: tower offices, the island's busiest mall and the highest concentration of international brands in the country. Occupiers looking for interior fit out seef bahrain based contractors are almost always working inside somebody else's building, to somebody else's rules, which is the part that decides whether the job finishes on time.
The scope, itemised.
- Tower office fit-out, Category B
- Mall retail units and shopfronts
- Kiosks and common-mall structures
- Landlord and mall management approvals
- Night and restricted-hours working
- Service lift booking and material handling
- Hoarding, protection and dust control
- Out-of-hours noisy works scheduling
- MEP tie-ins to base building services
- Snagging and handover to mall standards
The mall decides the programme, not the drawings
Seef Mall trades every day, and a retail unit under construction sits a few metres from shoppers. Mall management sets when you may make noise, when you may use the service lifts, which corridor you may carry material down and how the hoarding must look from the outside. None of that appears on a drawing, and all of it governs the critical path. We programme the work around the mall's rules first and the build sequence second, because the reverse is how handovers slip.
- Fit-out guide and landlord approvals obtained before mobilisation
- Noisy works scheduled to the mall's permitted hours
- Service lift and loading bay slots booked in advance
- Hoarding and shopfront protection to mall standards
Tower offices and base-building services
An office floor in a Seef tower arrives as a landlord shell with base mechanical and electrical services already in place. The occupier's fit-out has to tie into those without disturbing the floors above and below, and the landlord's consultant will want to approve the tie-in before it happens. We handled the Huawei office at BMMI Tower on this basis: coordinate with the building's own engineers, get the approvals in writing, then build.
- Category B fit-out onto a landlord Category A shell
- HVAC, electrical and fire systems tied into base building
- Landlord consultant approvals before works commence
- Working hours and access agreed with building management
Delivered, not illustrated.
Also delivered in Seef: American Eagle and a bespoke Ajmal Perfumes kiosk, both at Seef Mall.
What clients ask us first.
Can you work inside Seef Mall while it is trading?
Yes. Most of our mall work is delivered on night and restricted-hours access, with noisy works confined to the periods mall management permits. The practical constraint is not the build, it is the booking of service lifts and loading bays, which has to be arranged in advance rather than on the day.
Do you handle landlord and mall management approvals?
Yes, as part of the scope. Seef landlords and mall management issue a fit-out guide and expect drawings, method statements and insurance to be approved before anyone mobilises. We obtain those approvals rather than leaving them with the tenant.
What is the difference between a Category A and Category B office fit-out?
Category A is the landlord's scope: raised floors, suspended ceilings, base mechanical and electrical services and blank perimeter walls. Category B is the occupier's own fit-out on top of it - partitions, meeting rooms, branding, joinery and IT. A tenant taking a Category A floor in a Seef tower is contracting for Category B.
We work as interior fit-out contractors in Bahrain across offices, restaurants, retail and bespoke specialist works.
