Shop and Restaurant Fit-Out at Bahrain City Centre
Bahrain City Centre is the country's largest mall and the hardest place in Bahrain to build quietly. Brands looking for mall shop fit out bahrain contractors here are handing over a unit between trading days, inside a fit-out guide that governs everything from hoarding graphics to the hour you may run a drill.
The scope, itemised.
- Mall retail unit fit-out
- Food and beverage units and kiosks
- Shopfront, glazing and signage
- Mall fit-out guide compliance
- Night and out-of-hours working
- Service lift and loading bay coordination
- Hoarding design and installation
- MEP tie-ins to mall services
- Kitchen extract and grease for F&B units
- Handover to mall snagging standards
A trading mall is a programme constraint, not a location
At Bahrain City Centre the unit next door is open and the corridor outside is full. Mall management issues a fit-out guide covering working hours, hoarding, material routes, waste removal and how the shopfront must look while you build behind it, and enforces it. The build sequence has to be designed around that document. We have delivered Starbucks, Victoria's Secret and Diesel units in this mall, and in each case the constraint that mattered was access, not construction.
- Fit-out guide compliance agreed before mobilisation
- Works sequenced to permitted hours and access routes
- Hoarding and shopfront presentation to mall standard
- Waste removal through designated routes and times
Food and beverage units inside a mall
An F&B unit in a mall adds extract, grease management, LPG and Civil Defence on top of everything a retail unit needs, and all of it has to connect into mall services that were designed years earlier. The extract route in particular is usually fixed and usually the thing that dictates where the kitchen can go. That is established first, before the layout is finalised, rather than discovered after the joinery is ordered.
- Extract route and capacity confirmed against mall services
- Grease trap and drainage tie-ins agreed with mall engineering
- LPG and Civil Defence approvals through approved consultants
- Kitchen equipment vendor coordination

What clients ask us first.
How long does a mall unit fit-out take at Bahrain City Centre?
It depends on size and whether it is retail or F&B, but the governing factor is access rather than construction. Restricted working hours and booked service lift slots mean a unit that would take four weeks on an open site takes longer in a trading mall, and the programme has to be built on the mall's rules from the start.
Can you build an F&B unit with a full kitchen in the mall?
Yes. The extract route and its capacity are confirmed against the mall's existing services before the layout is fixed, because that route is usually immovable and dictates where the kitchen can sit. Grease, drainage, LPG and Civil Defence approvals follow from that.
Do you work with the brand's nominated suppliers?
Yes. On franchise units we coordinate directly with the brand's nominated kitchen equipment, joinery and lighting vendors, and build their lead times into the programme rather than treating them as someone else's problem.
We work as interior fit-out contractors in Bahrain across offices, restaurants, retail and bespoke specialist works.
Building here?
Send us the scope and the site. We will come back with a programme, a price and the approvals it needs.
