The constraint — HVAC and kitchen exhaust through constrained shaft space
The operator held a very precise idea of the concept and was exacting about finishes, and the design continued to develop through construction as operational decisions were settled. We would rather that happened during the build than after the opening, but it does mean the programme has to be able to absorb change without losing its shape — which is a question of how the sequence is planned rather than how fast anyone works.
How we solved it — routing the services against the building as it actually was
The hardest technical problem was the mechanical services. Shaft space was constrained, and HVAC and kitchen exhaust both had to be routed through what existed rather than what would have been convenient. Extraction in particular is unforgiving: it has to move the required volume, meet fire requirements and stay within the space actually available, and none of those will yield to the others.
What this means for a restaurant fit-out
Resolving it took route-by-route coordination against the real building rather than the drawing. That is the part of a restaurant refurbishment the diner never sees and the operator feels every day the kitchen runs.
