The constraint — kitchen equipment ordered outside our scope
The kitchen equipment was procured directly by the client, which means its dimensions, service points and delivery dates sat outside our control while the joinery had to be built to fit them exactly. Coordinating a fitted counter against equipment you have not specified and cannot chase is the recurring difficulty on a cafe of this size.
How we solved it — fit-out experience doing the coordination the drawings did not
We worked the coordination through ourselves, against the equipment as it was actually supplied rather than as it had been drawn, and the project was completed on time. The joinery was produced through our joinery partners, to our shop drawings and under our supervision.
What this means for a restaurant fit-out
Client-procured equipment is common and perfectly workable, but it moves a coordination risk onto the contractor without moving the information with it. Agreeing early who holds the equipment schedule — and when it becomes fixed — removes most of the trouble it causes.
